Full LOI to close support

Everything from Yes to Keys.

Deal Day told you whether to pursue. Deal Through gets you across the finish line — from drafting the LOI all the way through closing day.

LOI
LOI Drafting & Negotiation Support
I draft your Letter of Intent, advise on price, terms, seller carry structure, and exclusivity period. You walk in knowing exactly what to ask for and why.
DD Week 1
Due Diligence Framework
Complete due diligence checklist organized by category. I tell you exactly what to request, what to verify, and what red flags to watch for as documents come in.
DD Week 2–4
Financial Verification
I review the actual tax returns, P&Ls, and bank statements as they arrive. Verify the EBITDA, flag discrepancies, and tell you what's real vs. what's packaging.
Financing
SBA Loan Support
I help organize your SBA loan package — the exact documents lenders need, in the right order. Reduce back-and-forth with your lender and keep the timeline on track.
Pre-Close
Final Review & Closing Prep
Review of final purchase agreement terms, closing statement, and transition plan. Make sure nothing changed between LOI and close that wasn't agreed to.
RE
Real Estate Commission (if applicable)
Licensed in Colorado — I handle the property transaction directly in both states. For deals elsewhere I coordinate with trusted local agents on your behalf, staying in the middle throughout so you always have one point of contact. Commission is paid by the seller — no additional cost to you.

Colorado Licensed Real Estate Broker
Real Estate Included in Your Deal?
You're Already Covered.
Many of the best business acquisitions include real estate — car washes, self-storage facilities, laundromats. Most business advisors aren't licensed to represent you on the property side of the transaction, which means you'd need to hire a separate real estate broker and coordinate between two different people.

I am a licensed real estate broker in both Colorado. For deals in either state I handle the business and the real estate side directly — one person, one engagement, no extra coordination required.

For deals in other states, I work with a trusted network of transaction-experienced local agents. The difference is I stay in the middle the entire time — you never deal with the agent directly. I coordinate everything on your behalf, translate the real estate side into plain language, and make sure nothing gets dropped between the business transaction and the property transaction. You still have one point of contact from start to finish. The seller pays the commission regardless of state — no additional cost to you.
What this means for you: On a $3M car wash deal with real estate included, you get full business advisory support AND licensed real estate representation under one roof, coordinated by one person, at the same $3,500 flat fee. The seller pays the real estate commission — just as they would in any property sale. You pay nothing extra.

Common questions

Before You Apply

Why is Deal Through only for Deal Day alumni?
Deal Day establishes that the deal is worth pursuing and that we work well together. Going straight to LOI support without that foundation means I'm flying blind on a deal I haven't evaluated. Deal Day first — always.
When does Deal Through start?
Deal Through starts the moment your LOI is signed and exclusivity begins. Apply as soon as your Deal Day verdict comes back as Proceed and you're ready to move forward.
Do I still need an attorney and CPA?
Yes. Deal Through is operational and financial support — not legal or accounting advice. You should engage a transaction attorney and CPA. I coordinate with them to keep the process moving efficiently.
What if the deal falls through during due diligence?
Finding a deal-killer during due diligence is a win — not a loss. The $3,500 covers the full engagement regardless of outcome. If the deal dies in due diligence you saved yourself from a bad acquisition.
How does the real estate commission work?
I'm licensed in Colorado — for deals in either state I handle the real estate side directly. For deals in other states I bring in a trusted local agent and stay in the middle the entire time. You never deal with the agent directly — I coordinate everything on your behalf and make sure the real estate side moves in lockstep with the business transaction. The commission is paid by the seller in all cases. It costs you nothing additional.
